· Greater London
London CCTV Drain Survey provides professional CCTV drainage inspection and reporting services across Greater London. We work with homeowners, property buyers, solicitors, landlords, developers, and commercial property managers — delivering surveys that meet the WRC standard expected by London's property professionals.
Who We Are
We are an independent drainage survey company. We do not carry out drain repairs. That distinction matters: every survey we produce is assessed purely on what the camera shows — not on what repair work it might generate. Our engineers record what is there, grade it to the WRC standard, and give you the full picture. What you do with the findings is your decision.
As of 2026, our engineers carry out surveys across all 32 London boroughs and the City of London. We work from a base in Central London — registered at 71–75 Shelton Street, WC2H 9JQ — with engineers positioned across the metropolitan area to minimise travel time and allow same-day or next-day appointments across Greater London.
What London Drainage Knowledge Do We Bring?
London's drainage infrastructure is unlike any other city in the UK. Joseph Bazalgette's Victorian sewer network — built between 1858 and 1875 — remains the structural backbone of Central London drainage. Private lateral connections from individual properties were added at different periods, using different materials, and without consistent record-keeping. The result is a system that routinely surprises even experienced drainage contractors.
Our engineers understand the specific challenges that London drainage presents: the shrink-swell behaviour of London clay and the joint displacement it causes over decades; the complexity of period properties — Georgian, Victorian, and Edwardian — with multi-level drainage systems that defy simple inspection; the prevalence of shared drains in terraced streets across inner London; basement conversion drainage complications in Zones 1–3; and the Tree Preservation Order constraints that affect root ingress remediation across many boroughs. This local knowledge shapes how we approach every survey.
What Equipment Do We Use?
We use the same class of inspection equipment as water company drainage teams. Our survey cameras record in full HD, providing footage of sufficient quality to identify hairline fractures, early-stage joint displacement, and root ingress at the point of entry. Engineers carry sonde transmitters for pipe tracing, enabling drain routes and depths to be mapped without excavation.
HD footage is processed to extract annotated still images at every point of interest — not just defects, but pipe junctions, chamber conditions, and areas of potential concern. This footage is hosted securely and delivered alongside the written report, giving you video evidence you can access at any time from any device.
Why Does WRC-Standard Reporting Matter?
The Water Research Centre (WRC) condition coding system is the nationally recognised standard for drain survey reporting in England and Wales. WRC grades — running from Grade 1 (structural failure) to Grade 5 (no defect) — give all parties to a property transaction a shared, unambiguous reference for drain condition.
London's property market is particularly demanding in this respect. Solicitors involved in Central London conveyancing, mortgage lenders underwriting high-value properties, and insurers dealing with subsidence and flood claims all require WRC-graded reports as a minimum standard. Informal reports — those that describe defects in general terms without WRC coding — are routinely rejected. Every survey we produce is WRC-graded from the outset, with a defect schedule, repair recommendations, and an executive summary suitable for direct use in property transactions.
Which London Boroughs Do You Cover?
We cover all London boroughs. Our engineers operate across Westminster, Camden, Islington, Southwark, Lambeth, Wandsworth, Hammersmith and Fulham, Kensington and Chelsea, Tower Hamlets, Hackney, Haringey, Barnet, Brent, Ealing, Richmond upon Thames, Kingston upon Thames, Merton, Croydon, Bromley, Lewisham, Greenwich, Newham, Waltham Forest, Redbridge, Havering, Barking and Dagenham, Enfield, Harrow, Hillingdon, Hounslow, Sutton, and the City of London.
Response times and scheduling vary by location, but we aim to offer same-day or next-day appointments across all Zone 1–5 areas and next-day or two-day appointments in outer boroughs. Call 020 3900 3600 to confirm availability for your postcode.
Why Is Independence Important?
Many drainage companies that offer CCTV surveys also carry out drain repairs. This creates an inherent conflict of interest: a survey that finds no significant defects generates no repair income. Independent surveys — where the surveying company has no financial interest in the repair outcome — remove this conflict entirely.
When we issue a repair recommendation, it is because the WRC-graded defect warrants it — not because we will benefit from carrying out the work. Clients use our reports to obtain competitive repair quotes from drainage contractors, secure pre-exchange price reductions, or make fully informed decisions about properties before purchase. That independence is what makes the report genuinely useful.
